There is no title to buildings other than condominiums but their sale or long-term lease may be registered with the District Registry. Proof of ownership must be established either by a document attesting to the construction or by a document attesting to the sale and purchase of the property. ✅
Not to be confused with the « tabien baan » document which is only a registration of the occupants of the house. ❌
The transfer of a building, unlike the transfer of a piece of land, requires a 30-day notice to be sent by mail, in order to see if anyone wishes to contest the ownership. Foreigners can own a building, separate from its land, and register the transfer of ownership in their name at the Local District Office (Amphoe).
