⚠️ As a foreigner wishing to acquire property in Thailand, you should only consider land with a Chanote, Nor Sor 3 or Nor Sor 3 Gor title. ⚠️
These can be purchased, leased and used as mortgage collateral. These are the only titles on which a property right or lease can be registered. These titles are also required in order to obtain a building permit.
In any case and before committing yourself to anything, make sure you have a good lawyer to check the written administrative documents. 📃 ✍️
1️⃣ Chanote :
The title deeds are officially called Nor Sor 4 Jor or more commonly Chanote. This is a certificate of ownership that can be used as proof of ownership rights to government authorities. This certificate is issued by the Phuket Provincial Land Office, which with the help of a GPS, marks and delimits the property. The Chanote is the most secure form of ownership but these lands can be difficult to find. 🔐
